Chain Reservation Agreement for Estate Agents

A Chain Reservation Agreement allows you to protect the chain as a whole, giving the Buyers and Sellers involved greater commitment and financial protection if someone withdraws without an agreed reason.

What is a Chain Reservation Agreement?

Protect the whole chain, not just one transaction

When your Seller is also buying, their sale depends on the rest of the chain completing. Gazeal’s Chain Reservation Agreement provides the UK’s first property chain protection, with every party in the chain agreeing to a financial commitment to each other. That commitment is only paid by the party who breaks the agreement before contracts are exchanged, providing greater certainty and protection for everyone involved.

How does it work?

Step 1: Bring the chain together

Once the chain is established, the Buyers and Sellers can agree to enter into a Chain Reservation Agreement.

Everyone agrees to the terms and commits to progressing their transaction.

Step 2: Lock In with Terms and Exclusivity

Each participant makes a financial commitment to continue with their transaction.
If someone withdraws without a valid reason and causes the chain to collapse, the remaining participants can receive compensation under the terms of the agreement.

Step 3: The chain can adapt

If someone has to withdraw but a replacement Buyer or Seller can be found, the chain does not necessarily have to collapse.
The replacement can be brought into the agreement, allowing the rest of the chain to continue.

The Chain Reservation Guarantee

For Agents managing a chain who want greater certainty without asking Buyers and Sellers to tie up large sums of money, Gazeal’s Chain Reservation Guarantee provides financial protection across the transaction.

Instead of requiring a large deposit from each party, each participant pays a small fee to guarantee an agreed financial commitment. Gazeal guarantees the commitment, subject to the terms of the agreement.

Fair terms, agreed across the chain

Fairness starts with a simple principle: everyone in the chain is making a commitment to progress their transaction.

The terms are agreed between the parties involved, rather than being designed to favour one side. Before signing, the parties can review the terms, discuss what matters to their circumstances and agree the commitments that apply to their transaction.

The agreement is designed to support the chain moving forward properly, not to prevent someone from withdrawing when there is a justified reason. The agreed terms set out the circumstances in which a party can withdraw and how the protection applies.

Gazeal does not represent any individual Buyer or Seller. It backs the agreed financial commitments and administers the dispute process. Where a disagreement cannot be resolved, the agreement provides for an independent expert to consider it.

Take time to understand the terms and how they apply to the chain before signing.

Why is this useful for Agents?

Chain fall-throughs create more work for everyone. A single withdrawal can mean lost time, frustrated clients, sales progression work, and potentially having to remarket a property.

A Chain Reservation Agreement gives you a tool to help reduce that risk.

It also gives you something tangible to offer Sellers and Buyers when explaining how you will protect their transaction. The earlier the chain is identified, the sooner you can discuss the agreement with the parties involved.
