Fix survey problems before they break the sale.

In Scotland, buyers understand the condition of the home before they offer, which means fewer surprises, fewer late renegotiations and stronger sales from the start.

No upfront cost

Your survey is arranged at the start of marketing and shared with buyers during your sale, but you pay no money upfront. The fee is settled at completion or within six months, whichever comes first, and if the deal collapses through no fault of your own, the survey costs you nothing at all.*

Critical property information

Buyers have to make offers before they know enough about the condition of the home, and that creates real risk later in the process when something unexpected turns up. The Gazeal Survey puts the key property information in front of buyers before they offer, so they can make a clearer, more confident decision from the start. That tends to mean fewer late surprises, fewer renegotiations and a stronger sale from the moment the offer is made.

Up to 98% sale success

Gazeal already helps sellers reach around 95% sale success by securing commitment at the point of offer. Of the small number of sales that still fall apart, survey issues are one of the biggest causes. Ordering your survey upfront fixes this earlier by giving buyers the information they need before they offer, so commitment and transparency work together to give your sale the strongest possible chance of completing, with success rates reaching up to 98%.

Why order your survey before you sell?

Most sellers only find out what a survey says when it's already threatening their sale. Getting there first turns the survey from a risk into your strongest selling tool.

01Every day in the UK, sales fall through because of a survey

The traditional process leaves the survey until weeks after a price is agreed. That's exactly when defects surface, and at the eleventh hour a buyer can renegotiate hard or simply walk away, scot-free. Ordering your survey before you go to market takes the single biggest late-stage sale-killer off the table.

02It's like selling with a full service history

Buying a used car with a full service history and a fresh MOT feels safe, and homes are no different. When buyers can see an independent, accredited report from day one, they trust the property and the price. Being upfront builds the kind of confidence that carries a sale all the way to completion.

03Fix it, or simply be upfront about it

Once you know what the survey says, you choose what to do. Get the works done before you launch and market at a stronger price, or share the findings with viewers so they offer with their eyes open. Either way, nothing “new” can be discovered later to derail your sale.

04No hidden surprises. No renegotiation.

Buyers who offer after seeing the report have already priced the condition in. That means no price chips on the back of a survey, no last-minute gazundering, and far fewer collapsed chains. It is the same transparency that makes the Scottish system work so well.

05And unlike a normal pre-sale survey, you don't pay upfront

A typical pre-sale survey means paying hundreds of pounds before you've sold. Here, you never pay upfront. The fee is settled at completion or within six months, whichever comes first, and if the deal collapses through no fault of your own, there is no cost at all when using a Gazeal Reservation Agreement.

Survey It. Reserve It. Now It's as Good as Sold.

A survey gives both parties confidence in the property, and the Gazeal Reservation Agreement gives both parties confidence in each other. Put the two together and the sale becomes far more certain.

Recommended

Survey with a Reservation Agreement

  • Both parties committed to the sale
  • No gazundering or last-minute renegotiations
  • Compensation guaranteed by Gazeal if either party pulls out unreasonably
Survey fee

Nothing upfront. Settled at completion. And if the sale falls through at no fault of the seller, there is no fee at all.

Survey without a Reservation Agreement

  • Neither party committed to the sale
  • Gazumping or gazundering at any point
  • No compensation if the sale falls through
Survey fee

Nothing upfront. Settled at completion or within six months, whichever comes first; but the fee remains payable even if the sale falls through.

Here's how it works.

01

Order your survey

Tell us about you, your property and your branch. It takes a couple of minutes, and you sign your agreement online there and then.

Step 01

02

A surveyor comes to you

RPSA contacts you directly and arranges a convenient visit from an accredited surveyor. Once the report is ready, it comes back to you and your agent.

Step 02

03

Buyers offer with confidence

Your agent shares the report with interested buyers so they can offer knowing your home's real condition. Fewer surprises later, fewer renegotiations, and a stronger sale from the start.

Step 03

For Sellers

Show your home is sale ready, with zero financial risk.

When used with a Gazeal Reservation Agreement, you can order an upfront survey without paying on day one. The survey fee is settled at completion or within six months, whichever comes first. If the buyer pulls out unreasonably, or if either party withdraws for a valid reason under the agreement, you do not pay. Buyers get the condition information before they offer, which means fewer late surprises, less renegotiation, and a sale that has a much better chance of completing.

For Buyers

They see the condition before they make an offer.

An upfront survey gives your buyer key condition information before they make an offer. Instead of waiting weeks and then discovering a problem later, they can see the report at the start and offer with more confidence. The survey is carried out by an accredited RPSA surveyor, so your buyer gets a clearer view of the property before committing to the sale. With the condition known upfront, there are fewer surprises, less back and forth, and a much smoother route to completion.

Common Questions

Everything you need to know about ordering your upfront survey when selling.

Still have questions?
survey@gazeal.co.uk →

01Who pays for the survey, me or the buyer?

You do, but nothing upfront. The fee is settled at completion or within six months, whichever comes first, and if the sale collapses because the buyer pulls out, you pay nothing at all.

02When is the survey carried out?

At the point of listing, as your home goes to market. That is the whole idea. The condition is known from day one, so buyers offer on the facts instead of finding them out weeks later.

03Will it slow down putting my home on the market?

No. Your home is marketed as normal and the survey runs alongside. Having the report ready tends to speed the sale up, because buyers commit faster and with fewer conditions when the information is already there.

04What type of survey is it?

A professional condition survey carried out by accredited surveyors from the Residential Property Surveyors Association, similar to a Level 2 or Level 3 survey. It gives buyers a clear, independent view of your property before they offer.

05What if the survey finds a problem?

You stay in control. You can get the works done before buyers view, like selling with a full service history, or simply share the findings so buyers offer with their eyes open. Either way, nothing new can surface later to derail your sale.

06Can buyers rely on the report?

Yes. It is independent and professionally accredited, and it indemnifies both you and the buyer, so both sides are protected by it.

07Does the buyer still need their own survey or mortgage valuation?

A lender's mortgage valuation is a separate process and the buyer's lender will still run their own. Your upfront survey gives the buyer the condition information from day one, so in most cases they have what they need to offer with confidence without commissioning a second survey.

08Do I have to order a survey to sell?

No, it is completely optional. But sellers who order upfront give buyers transparency from day one, which tends to mean stronger offers and a sale that holds together.
